So, I've done my share of stories on how the housing market is improving in North Texas and really across the rest of the country.
I can attest that it's ALL TRUE!
My husband and I were going to wait to move until next year, before our daughter starts kindergarten and, quite frankly, really thought we had plenty of time. But, experts whom I've spoken with for stories and on a personal level have pretty much stressed that NOW is the time to sell. Not to mention, interest rates are a bit higher than they've been, so it's best not to wait.
I'm sure you've heard the stories of homeowners listing their homes and the homes selling for full-asking price (or more) within a week or less. I've heard four days. I've even heard two. But less than 24 hours? Yep. That happened to us.
We listed our house on a mid to late weekday afternoon. The next morning, the first people to see it gave us an offer: full price plus paying their own closing costs. WOW!
The problem becomes, however, is that inventory still remains low. People are apparently not realizing that it's a really good time to sell and that the market is in their favor. So, if you find a house you really want, you better jump on it, or you'll miss out.
We got into a bidding war over a home we were interested in. We lost, but it was probably a blessing in disguise. But, in that offer, we eventually proposed paying above list price. That's almost what you have to do if you want a house these days, because, again, inventory of homes is low. You also have less room for lowballing the seller because the ball is in their court, in a way. They can be discriminatory with the offer they choose to accept.
It's all a whirlwind, that's for sure and it's definitely a sign that the housing market is really on the rebound. We've also seen how new home-starts are on the rise, so there are a lot of good things happening locally and across the country.
The key here is to ACT FAST! Blink and you just might miss the house of your dreams.
